Beagle Surveyors provides two principal Survey Reports for prospective house purchasers:
ISVA Home Survey Report .
Beagle Surveyors offers a cost-effective overall survey of the Property, its outbuildings and grounds. The Report is laid out in a standardised format. Limited to conventionally built houses and flats, from the Victorian era to the present, the HSR is written in a clear and concise style.
Building Survey (previously known as Structural Survey)
A more detailed, bespoke Survey Report, tailored to the Client’s requirements and the nature of the Property surveyed. Suitable for larger and/or older properties, Listed Buildings, non-conventional construction types, or where significant alterations or additions to the property have been undertaken or are envisaged. The Building Survey Report is more detailed than a PPIR, the Report adopting a more narrative style; and where defects and shortcomings are noted, the causes, recommendations for further investigation, and appropriate repairs are discussed in detail.
For clarity, the term Structural Survey has been largely superseded by Building Survey, as the Surveyor will not open up the fabric of the building or undertake destructive investigation, unless this is specified in the agreement with the Client and full permission from the Building Owner has been obtained. Additional costs should be anticipated in connection with such works.
Pre-Lease Surveys and Schedules of Condition
Suitable for to Business Leases, we can prepare Survey Reports identifying the nature and condition of the building fabric, maintenance considerations, and where applicable, prepare a detailed Schedule of Condition with photographic appendix for inclusion in a new Lease which can limit the future repairing obligations on the Tenant.
